      The days of 6 & 7% listings is not over... it's just going to be negotiated differently starting NOW! We will list your Caliente property NOW for 2% of the final sale price, and any Realtor representing a buyer, will be expected to obtain a signed compensation agreement from the buyer(s).

    • Our Exclusive Buyer's Brokerage Agreement

      The new rules in August also effect people who are trying to buy a property.  Since the seller is no longer obligated to pay your Realtor, you will now be expected to "hire" a buyer's agent - the same way sellers have always "hired" their Realtor, and that is before you can even enter a listed property.


      The big difference now is that the buyer's Realtor will have to receive their fee from the  buyer, UNLESS the seller agrees to pay it.... that is where the negotiation starts!
